Gerrard Station

Intersection: Carlaw Ave. and Gerrard St. E.
Construction Stage: One
2014 Density (est.): 122
Nearby Landmarks: Gerrard Square
TTC Connections: 72+ Pape, 506 Carlton

Gerrard Station provides service to South Riverdale and North Leslieville. In addition to these neighbourhoods, the station serves the Gerrard Square shopping centre. The 506 Carlton streetcar provides a connection to such notable locations as the Riverdale Farm, East Chinatown, and the Gerrard India Bazaar.

The neighbourhood around Gerrard and Carlaw has enough density to support a subway station now, but potential ridership is based upon redevelopment and the Carlton streetcar. Due to the locations mentioned above, the station may be used by riders wishing to get to these locations which previously were not as accessible by rapid transit. In terms of redevelopment, the beginnings are already being seen with the Work Lofts and Flatiron Lofts conversions of parts of the industrial area south of Gerrard on Carlaw. With several other industrial buildings that are suitable for conversion to either lofts or office space, Carlaw has potential to increase density around the station. On Gerrard, redevelopment can occur on the northwest corner of Gerrard and Carlaw, where a strip plaza currently lies. While significant height cannot be achieved, a three story streetwall with a few more stories setback may be appropriate for the area.

Gerrard acts as an important local station in an area that is beginning to see redevelopment, likely increasing density even further than projected.
